Question : Can't run eseutil on Exchange 2k3 server

I'm trying to run eseutil on our exchange 2003 server in order to determine if there's an issue between the exchange database & Goldmine CMS software.  When I tried to run:
C:\Program Files\Exchsrvr\bin>eseutil /k "d:\exchsrvr\mdbdata\priv1.edb"

I recieved the following error:

Error: Access to source database 'd:\exchsrvr\mdbdata\priv1.edb' failed with Jet
 error -1032.

Operation terminated with error -1032 (JET_errFileAccessDenied, Cannot access fi
le, the file is locked or in use) after 31.141 seconds.

Do I need to unmount the store before I run this tool?  Or, is this an indication of an issue w/ the database or Volume Shadow Copy service?
